Who can purchase property at Bonita Park?
To purchase on the lower camp, you must be a member in good standing of a Nazarene church on the New Mexico district or a contiguous district. To purchase in Eagle Nest, you must be a member in good standing of any Nazarene church.
Do I own the property or is it a lease?
The property is a lease.
How many years is the lease?
Eagles Nest lots have a 99 year lease.
Lower camp lots have a 25 or 99 year lease.
If I am purchasing an existing lease, what is the transfer fee?
The transfer fee is $40.00 multiplied by the number of years since the lease was last renewed – for example, $40.00 x 10 years used = $400.00 renewal fee.
Are there any other fees when purchasing a lease?
Yes, there are other fees. Just like any other community, there are costs related to the community. All fees apply to lots with structures. Lots without structures are assessed only maintenance fees.

What are the costs for Water/Sewage?
$24.00 monthly fee is charged to full time residents. $12.00 monthly fee is charged to part time residents. These fees cover the cost of water and sewage management. Along with a battery of testing required by the state, it also requires daily monitoring by the Bonita Park staff. In addition there is a $1,000.00 fee assessed to leaseholders that are hooking up to the water and sewage for the first time.
What are the costs for maintenance and what are they used for?
Every full time and part time leaseholder pays the same rate of $17.50 per month. This fee helps to defray the cost associated with leaseholder (community) related expenses. This helps with the cost of road maintenance, repairing broken water mains and snow removal to allow emergency vehicle access to leaseholder cabins. Bonita Park staff is responsible for these activities.
Why do full and part time residents pay the same amount for maintenance fees but different water fees?
The maintenance issues such as repairing broken water mains and snow removal must occur whether a leaseholder is full or part time. The water fees are based on usage as in cities and towns.
